Property: Gestion de biens en Bazeilles (08), France – “La Ramorie Estate”.
Tenant/Guest: the natural person or legal entity that books and is responsible for the entire group – “Tenant”.
1.1. These terms and conditions apply to every reservation/rental of La Ramorie Estate, including the use of all outbuildings, grounds, and facilities.
1.2. Any special provisions (quotation, booking confirmation, Event Addendum) take precedence over these General Terms and Conditions.
1.3. The Terms and Conditions are available in NL/FR/EN; in the event of a conflict, the French version prevails.
2.1. A booking is only final and binding after written confirmation by the Lessor and as soon as full payment of the rental amount has been received, unless otherwise agreed in writing.
2.2. For direct bookings, the Renter checks the box before payment: “I agree to the general terms and conditions and the privacy policy.” The system logs name, date, time, and IP address.
2.3. For platform bookings (Airbnb/Booking etc.), the Renter completes a registration form with a link to the Terms & Conditions & House Rules and confirms it.
2.4. For events or when the Lessor reasonably deems it necessary, a short rental agreement/addendum for e-signing (e.g. DocuSign) may be required; failure to sign may lead to cancellation.
3.1. Unless otherwise stated, the price includes overnight accommodation and normal consumption (reasonable fair use) of water/electricity/heating.
3.2. In principle, the price is paid in full; only then is the booking final. Unless otherwise agreed, a deposit of at least 30% of the price may be required. The full balance is due no later than 90 days before arrival.
3.3. Late payment shall be considered a cancellation by the Tenant (Art. 8).
4.1. The Tenant shall pay a security deposit of €750 via pre-authorization of a bank card or bank transfer no later than 14 days before arrival.
4.2. The security deposit does not cover rent or services and is not a liability limit. All damages, costs, and fines remain fully recoverable from the Tenant.
4.3. Inspection follows after departure. Reimbursement within 7–14 days, less established damage/additional costs (with invoice or statement of costs).
4.4. If damage/shortage exceeds the deposit, the Tenant authorizes the Lessor to (i) charge the card to the file (Merchant-Initiated Transaction) and/or (ii) send an additional invoice, payable within 7 days.
5.1. Bij aanvang geldt de inventaris/staat van het pand zoals ter plaatse of digitaal ter beschikking gesteld. Afwijkingen meldt Huurder binnen 4 uur na check-in met foto’s; anders wordt de staat bij aanvang vermoed conform te zijn.
5.2. Verhuurder mag het pand redelijk betreden (met voorafgaande kennisgeving, of onmiddellijk bij nood) voor onderhoud, herstelling of wettige controle.
6.1. Maximale bezetting: 15 overnachtende personen (inclusief kinderen/baby’s). Het doorgeven van het aantal volwassenen, kinderen en baby’s is steeds verplicht. Het verstrekken van de namen en leeftijden van alle gasten kan door Verhuurder worden opgevraagd en moet in dat geval door Huurder worden aangeleverd.
6.2. Bezoekers overdag zijn toegestaan tot 22:00, mits vooraf gemeld; totale aanwezigen op het domein nooit > 20.
6.3. Verboden: overschrijding van de bezetting, kamers/zalen onderverhuren, tenten/campers plaatsen, vuurwerk, handel drijven, professionele fotoshoots/filmdraaien zonder schriftelijke toestemming.
6.4. Overtreding van 6.1–6.3 geldt als ernstige wanprestatie. Verhuurder mag de huur onmiddellijk beëindigen zonder restitutie en ontruiming vorderen.
Boete: bij overschrijding van de bezetting geldt een boete van €250 per extra persoon per nacht, te innen uit de waarborg en/of aanvullend te factureren, naast alle gevolgschade.
6.5. Huurder is volledig zelf verantwoordelijk voor naleving van de Franse wetgeving inzake maximumcapaciteit. Verhuurder draagt hiervoor geen enkele aansprakelijkheid.
7.1. Roken binnen is verboden. Boete €250 + extra schoonmaakkosten bij inbreuk.
7.2. Geluid: respecteer buren en wet. Geen versterkte muziek buiten. Stilte 22:00–08:00 (tenzij schriftelijk anders). Het huis is uitgerust met geluidssensoren (decibelmeters/Minut). Overschrijding van geluidslimieten wordt geregistreerd en kan leiden tot onmiddellijke ontruiming en/of boetes die van de waarborg worden ingehouden.
7.3. Open haard/BBQ: enkel droog hout; laat vuur nooit onbeheerd; naleven brandveiligheid.
7.4. Sauna & hot tub: douchen vooraf; geen oliën/zepen/glitter; deksel sluiten; kinderen enkel onder voortdurend toezicht. Bij misbruik worden extra onderhouds- en schoonmaakkosten van minstens €100 per toestel in rekening gebracht.
77.5. Waterpartijen/terrein, vijver, rivier en bos: betreden op eigen risico. Kinderen moeten altijd onder toezicht staan.
7.6. EV-laden: opladen van elektrische voertuigen is alleen toegestaan via vooraf gemelde buitenstopcontacten en wordt aangerekend volgens het op voorhand overeengekomen tarief. Indien niet gemeld, wordt een forfaitaire toeslag van minimaal €100 aangerekend.
7.7. Afval: verplicht sorteren; fout aangeboden afval = kost doorrekening.
7.8. Sleutels/badges: verlies €250 per set (incl. cilindervervanging indien vereist).
7.9. Schoonmaak: normale eindschoonmaak is inbegrepen; buitensporige vervuiling of keukengerief niet afgewassen: €50/u bijkomende schoonmaakkosten (min. 2 u).
7.10. Huisdieren: toegestaan mits vooraf gemeld en toeslag van €20 per dier. Eventuele toekomstige aanpassingen van dit bedrag worden vooraf op de website vermeld.
Tot 60 dagen voor aankomst: terugbetaling van 50% van de totale huursom minus €75 administratieve kost.
59 t/m 45 dagen: terugbetaling van 25% van de totale huursom.
45 dagen of minder / no-show / vroegtijdig vertrek: 0% restitutie.
Opmerking: reeds geleverde/gekochte diensten (afwijkende check-in/out tijden, linnen, e.d.) worden doorgerekend volgens hun voorwaarden.
Optionele Annuleringsbescherming: tegen €250 krijgt Huurder bij aantoonbare zware onvoorziene gebeurtenissen (bv. overlijden naaste, onverwachte ziekenhuisopname van huurder/partner/kind, ernstige schade aan eigen woning) het recht op éénmalig omboeken binnen 12 maanden (zelfde of hogere prijs, meerprijs te betalen). Niet gedekt: wijziging van inzichten, weersomstandigheden, reisdocumenten, werkverplichtingen. Bewijsstukken verplicht binnen 7 dagen.
10.1. Bij overmacht (art. 14) of onvoorziene onbeschikbaarheid biedt Verhuurder: (i) omboeking naar beschikbare data, of (ii) restitutie van reeds betaalde bedragen. Schadevergoedingen zijn uitgesloten.
11.1. Huurder is volledig aansprakelijk voor schade/verlies aan gebouw, inboedel, tuin en faciliteiten die door Huurder of zijn medegasten/bezoekers is veroorzaakt, inclusief gevolgschade en redelijke expertise- en administratiekosten.
11.2. Persoonlijke goederen van Huurder blijven op eigen risico; Verhuurder is niet aansprakelijk voor diefstal/verlies/beschadiging.
11.3. Verhuurder is in geen enkel geval aansprakelijk voor persoonlijk letsel of overlijden, ook niet indien dit verband houdt met de staat van het gebouw, terrein of faciliteiten, tenzij en uitsluitend voor zover dwingend recht of bewezen grove nalatigheid van Verhuurder dit uitdrukkelijk verplicht.
11.4. Huurder verklaart te beschikken over een verzekering burgerlijke aansprakelijkheid villégiature; op verzoek wordt een verzekeringsattest bezorgd.
11.5. Voor events of wanneer extra bezoekers worden toegelaten, kan Verhuurder eisen: RC organisateur met La Ramorie als bijkomende verzekerde, plus verhoogde waarborg.
12.1. Tenzij anders vermeld in de boeking, zijn bedlinnen, handdoeken, badjassen en keukenlinnen inbegrepen en mogen deze niet van het terrein worden meegenomen. Slapen zonder lakens is verboden.
12.2. Prijzen voor extra’s, late check-out en andere bijkomende diensten staan op de website vermeld en kunnen marktconform worden aangepast.
13. Check-in/out
13.1. Check-in vanaf 16:00; check-out uiterlijk 10:00 (tenzij anders overeengekomen).
13.2. Late check-out and/or early check-in on request and subject to a surcharge; unauthorized late departure: €150 per commenced hour.
14.1. Natural disasters/flooding, pandemic measures, fire, war/terrorism, general power or internet outages, and urgent government decisions shall be considered force majeure.
14.2. The Lessor is not liable for nuisance that is reasonably beyond his control (roadworks, utility failures at third parties, noise from third parties, weather conditions).
15.1. Camera surveillance and sound sensors (Minut) may be present in the outdoor zones/entrances for the purpose of securing persons and property and establishing non-performance (eg exceeding occupancy limits or noise nuisance). There are no cameras inside.
15.2. Legal basis: legitimate interest. Retention period max. 30 days (longer in the event of an incident/claim). Access limited to the Lessor and its authorized manager/security partner; images and data may be provided to the police/insurer in the event of an incident.

16.1. In the event of a breach of these General Terms and Conditions or House Rules, the Lessor may terminate the agreement with immediate effect without refund and with recovery of all damages.
16.2. If a provision is void/unenforceable, the remainder of the terms and conditions shall continue to apply (severability).
17.1. French law applies, without prejudice to mandatory consumer protection in the country where the Tenant has his habitual residence (Rome I).
17.2. Unless otherwise provided by mandatory law, disputes shall fall under the jurisdiction of the competent French courts of the Ardennes district (location of the property). Consumers retain the rights under EU Brussels I-bis to litigate in their country of residence.
Event description (date, time, max. attendees ≤ 40, end time 22:00 unless explicitly stated otherwise).
Additional deposit: €1,500.
Mandatory RC organizer + proof 14 days in advance.
Sound, catering, fireworks, tents, and suppliers: only with written permission.
Tidy-up/cleaning costs based on actual costs (hourly rate €50).
Fine for exceeding the end time: €200 per commenced hour.
